SOI 12 - HOUSE 145
On April 19 the committee sent a letter to the residents of Soi 12 (see under).
After reading the letter, the resident of house 152 (Soi 12) was surprised that some residents of Soi 12
were not willing to pay 300 baht, as voted by the residents during the last general meeting.
He contacted committee chairman Tiu and said that
he wanted to pay the repair costs for the last piece of wall in Soi 12.
Today the wall is fixed.

GARBAGE TRUCK
A resident of Phase 2 is complaining about the garbage truck.
Every time the truck drives in the streets, dirt falls on the ground.
There is not only the smell that it produces... it also attacts flies.
The resident said that has cleaned up it already several times.
He asks us to mention the problem to the people of the garbage truck.
Our committee member Jib informed the garbage men.

COMPLAINTS OF RESIDENTS
The past months the committee received a lot of complaints of residents:
- Everyone can enter the village;
- Sometimes 8 motorbikes are parked in front of one house;
- Young children riding the moped in the park;
- When Phase 2 will implement a key card system?
WHAT WE WILL DO
As promised during the last general meeting, also Phase 2 will implement a card system at our gate.
The past months, our committee members Jib and Tiu have asked price from several companies. Soon the works will start.
We expect that the 1st of June we can use the system.
The system works on the basis of Bluetooth. When a resident of Phase 2, who has paid the monthly fee
and the 300 baht on time, approaches our gate, the gate will open automatically.
Every resident, who has paid the fee and 300 baht, will receive a Bluetooth.
A resident who want to have an extra Bluetooth, can buy it in the office: 250 baht.
His Bluetooth system stays active, as long as he pays the fee and 300 baht on time.
When a resident doesn't pay anymore on time, his bluetooth will be desactivated.
Reactivating his Bluetooth costs 100 baht.
Of course, residents of Phase 2 who don't pay their fee and the 300 baht on time, may also enter the village.
But they have to leave their car to go press on a button.
RESIDENTS FROM OUTSIDE THE VILLAGE
Residents from outside the village can enter the village if they give their ID to our guard.

SWIMMING POOL BUSINESS
After swimming, people from outside the village leaving the village true the gate of Phase 1
A FEW DAYS AGO ...
... we wrote in our newsletter that there are many complaints about the swimming pool.
People from outside the village come to our village to swim.
A resident living in Phase 1 wrote to us that the reason is that our gate is open and everybody can enter.
Our first reaction: "Why those people leave after swimming the village true the gate of Phase 1?"
YESTERDAY ...
... two women stopped at the gate of Phase 2 to ask where is the pool and where they have to pay?
We said that it is a private pool and only residents may swim there.
They said that friends of them were allowed to swim in the pool and that they had to pay 20 baht.
TODAY ...
... our committee member Jib saw again people leaving the pool true the gate of Phase 1.
Mr Pong, the guard of Phase 2, told today to our committee member Jib that a Phase 1 committee member
told him that if people from outside the village come and ask to swim, to let them enter the village
and to tell them that they have to pay 20 baht per person at the guard of Phase 1
or at the boy who works in the office.
Our committee member Eugeen went to the office of Phase 1 (open on Sunday) to ask how much people from
outside the village have to pay if they want to swim in the private pool.
The answer was: 20 baht.
So the reason is not that our gate is open, as a resident of Phase 1 wrote to us, but the reason is
that Phase 1 has started a business without informing our committee and the residents.

Dear Phase 2 Committee,
REF: Perimeter Wall running between Soi 6 & Soi 8.
I read with much interest the committee's recent newsletter:

The committee point out that there is "still one very weak point" of perimeter wall, and go onto say it is in the garden of house number 145 in Soi 12. I tend to agree that because this section of wall has not been strengthened, then compared to the sections that the committee have worked on, it will be a weak point.
With "very weak points" mind, it should be obvious to the committee that the section of perimeter wall between Soi 6 & Soi 8, is an even weaker point. I say this because it is in a unstable condition and also much nearer to the source of any flood water, the Klong! The nearer you get to the water source (in this case the Klong) in times of flood, the more water velocity & pressure there will be, the more water pressure & velocity the more force there is put onto the wall, the more force that is put onto the wall the more likely it is to collapse, I am sorry if I am stating the obvious!
Thus if the wall should collapse between Soi 6 & Soi 8, then Soi 6 could be very vulnerable to the "Tsunami" that the committee mention could occur in Soi 12, should the "very weak point" of wall in that location collapse. It should therefore be of grave concern to all Soi 6 owners & the committee because the wall between Soi 6 & Soi 8 is in a terrible condition!
The section of perimeter wall in Soi 12 is much further away from the Klong, but seems to be taking priority over the perimeter wall between Soi 6 & Soi 8 even though that area is much nearer the Klong. Maybe I am wrong in this assumption, which is why I am asking questions!
For clarity I feel that if the "very weak points" of perimeter wall are to be highlighted, then it should be clearly shown and explained to the Phase 2 owners, that the entire section of wall between Soi 6 and Soi 8 is extremely weak and in urgent need of attention.
On the plan the committee merely display a yellow line with the notation "On our program", which could lead many uniformed owners to believe that this area is not a "very weak point".
I would therefore like to ask a few questions regarding the committee's program.
Please can the committee explain exactly what their "program" is?
On what date will strengthening works (authorised by the Committee) start?
What is the specification of these works?
Please find a picture attached which clearly shows how flood water enters the village in this area, water comes under the wall (because the foundations are not fit for purpose) and then rises through the gap between the concrete road sections and also near to the wall itself, where subsidence and partial collapse has already occurred. Much of the flood water then runs down Soi 6, endangering the houses, cars and private property, I have pictures to prove this.
If nothing is done to remedy the problems to the wall between Soi 6 & Soi 8 before the rains come, then flood water will indeed enter the village in this location (the attached picture proves this), and there is a distinct possibility that sections of wall in this area could collapse (possibly causing a "Tsunami" in Soi 6 and/or Soi 8.
I would very much appreciate it if the committee could please provide answers to the above questions, which are concise and specific to the questions being asked.

ANSWER
During the last general meeting we have already said to the residents of Phase 2 that the wall between Soi 8 and Soi 6 is a very week point and need our special attention.
On our map is written: on our program.
As you may have seen in our newsletters, we've had several contacts with the Tessabaan.
They will arrange that the water of the Klong cannot come anymore under the wall and street.
Once that work is done, we will strengthen the wall inside the village.
In the meantime, the Tessabaan has received the necessary permits from the Land Office
and has paid +50000 baht to the Land Office.
We expect that the works outside the village will start soon.
You can also help us. Please talk with the residents of Soi 6 and ask them
to pay the monthly fee + 300 baht on time.

DIRT OUTSIDE THE VILLAGE
Resident Jacques V. (142/184) has sent to us some pictures about the rubbish outside the village.
He rightly fears that during the rainy season, the dirt will be washed away with the water
and will block our drainage system.
We will inform the Tessabaan.
MANY COMPLAINTS ABOUT THE POOL IN PHASE 1
In recent weeks we received from residents of Phase 2 many complaints about the pool in Phase 1.
. Residents from outside the village come swim;
. People are sitting there to eat or to drink beer;
. People swimming without a bathing suit;
. It's often dirty around the pool;
. Residents have to remove empty bottles;
. And so on...
We will inform Phase 1 about these problems.
